Mortgage Protection Insurance in Garland
Mortgage protection insurance is life coverage sized to what you still owe on your mortgage. If you die before the loan is paid, your beneficiary gets the money and decides how to use it. We explain the options and what drives the price before you apply.
What mortgage protection is, and when it fits
Most mortgage protection policies are term life insurance with the amount and length set to match your loan. A 30-year mortgage gets a policy that runs about 30 years for about the balance you owe. Some policies keep the same coverage the whole time. Others shrink as the loan goes down, which costs less but pays less later.
The big difference from what lenders sell is who gets the check. Lender coverage usually sends it straight to the bank. A policy you own sends it to the person you name. They can clear the balance in one go, stay on the monthly schedule they already know, or set some aside for groceries, school or funeral costs. Having that say matters when a family is grieving.
It is the right call if your family could not cover the payment on one income. It also helps if you just closed in Garland and your mailbox is full of offers about it. We sort out what is a real policy and what is a sales letter.

What we go over with you
- 01
Sizing to your actual loan
We start with your current balance, interest rate and years left. That sets the coverage amount and term, so you are not paying for more than you need or leaving a gap.
- 02
Level vs. decreasing coverage
We price both for you on the same page. With a level policy the payout never drops, so once you have paid the loan down there is money beyond what the bank is owed. A decreasing policy lowers its payout year by year to follow the balance, and the premium is lower for it.
- 03
Beneficiary set up right
We make sure the money goes to the person you choose, not the lender. We also name a contingent beneficiary in case something happens to both of you.
- 04
Add-ons, explained plainly
Depending on the company, you can add benefits that help if you become disabled or get a serious diagnosis. Some will hand back what you paid in if you are still alive when the term ends. We tell you what each one costs and whether it is worth it for you.
- 05
A look at other policy types
Sometimes a plain term life insurance policy is the better buy. If you want coverage that lasts past the loan, whole life insurance may fit. We will tell you which, even if it is not mortgage protection.
Questions about Mortgage Protection?
Call(972) 910-7230Signs it is time to look at mortgage protection
One paycheck carries the payment
If the mortgage would be hard to pay without one income, coverage closes that gap.
You just closed or refinanced
A new loan means old coverage may not match. Refinancing into a fresh 30-year term can leave an existing policy ending years before the loan does.
Your employer plan is all you have
Coverage from a job typically stops the day you quit, retire or get laid off. It is often set at a year or two of pay, which can fall well short of what you owe.
The mailers keep coming
After closing, your loan is public record and offers pile up. Some come from real carriers. Others are lead cards that sell your name to whoever calls first.
Your health is changing
Your price is set by your health when you apply. Waiting until after a diagnosis can raise the cost or cut down your choices.
How it works from first call to policy
- 1
Start with a phone conversation
Tell us what you owe, how many years remain, what you earn and a little about your health. With that, we can show you real numbers, not a ballpark.
- 2
Options laid out in writing
You get two or three options showing the coverage amount, term, monthly cost and what each add-on brings to the price. No pressure to pick one on the spot.
- 3
Application and health questions
Some policies use health questions only. Others need a short exam from a paramedical examiner who comes to you. Approval can take anywhere from a few days to a few weeks depending on the carrier.
- 4
Review before it starts
Once the policy is approved, we go over it with you, confirm the beneficiary and check the term against your loan. Policies also come with a short window after delivery when you can cancel if it is not right.
What drives the cost
We won't give you a price until we learn a little about you and your mortgage. Two neighbors owing the same amount can pay very different premiums. These factors count the most.
- Your age and health
- Being younger and healthier brings lower rates. Your blood pressure, cholesterol, weight and medical history all factor in.
- Smoking and nicotine
- People who smoke or use nicotine pay far more for identical coverage. Certain carriers count vaping the same as smoking.
- Loan amount and length of term
- Higher coverage and a longer term both raise the price. Fitting each to your actual loan keeps the cost right.
- Level vs. decreasing payout
- Decreasing coverage costs less because the payout drops every year. Level coverage costs more, and any amount above the remaining balance goes to your beneficiary.
- Extras and how you're approved
- Each added benefit raises the monthly price. Policies with no medical exam are quicker but usually cost more than those that go through full underwriting.
Mortgage protection questions we hear
How is this different from the PMI on my loan?
They have nothing to do with each other. PMI protects the lender if a borrower stops making payments, and none of that money ever reaches your spouse or kids. Mortgage protection is life insurance that pays the beneficiary you pick when you die.
Should I take the coverage my lender offered?
Look closely first. Lender policies often pay the bank, shrink with the balance and keep the same price the whole time. A policy you own usually gives your family more control, often at a similar or lower cost. We can compare the two for you.
What happens if I sell or pay off the loan early?
A policy you own stays with you. You can keep it as regular life coverage, lower the amount, or cancel it. Coverage tied to the lender often ends when the loan does.
Can I get covered with health problems?
Often, yes. Some carriers ask health questions only and accept people with conditions like diabetes or high blood pressure. The price may be higher, and we will tell you plainly what to expect before you apply.
Do both of us need a policy?
If both incomes go toward the payment, usually yes. Some couples buy two separate policies and others buy one joint policy. Separate policies cost a little more, but each person stays covered on their own.
